Not sure about this marginal cost analysis by Glaeser. It doesn’t make sense and all the critiques were overlooked.

The estimates could d be off, but what coud be wrong with just allowing builder to build what people want to rent or buy?

This is exactly the situation in many cities that aren’t cheap and have the same affordability issues as cities with more rules on housing types and locations.

I don't see why greater demand on it's own would increase competition and productivity.

greater demand for housing -> more residents -> more productivity spillovers -> higher productivity economy-wide

greater demand for housing -> bigger market for construction -> more firms (except in natural monopoly) -> more competition -> higher productivity in construction
